700 University,

700 University, a 5-story multifamily project with a ground floor of retail, strives to revitalize an underutilized urban block with proximity to public transit and neighborhood services. A historic train depot is being renovated to house Brennan's Restaurant. Two private courtyards and a public plaza provide outdoor open space. The project is being designed in accordance with Alameda County's “Build It Green” program. |

3400 Cesar Chavez,

Seven Hills Properties is developing a new construction at 3400 Cesar Chavez of approximately 58 dwelling units, a 10,000 sq ft private courtyard, 14,774 square feet of "cold shell" retail space and an associated below grade parking garage. The project will house a 12,000-square-foot Walgreens, and three other neighborhood serving retailers.

1000 El Camino Real,

1000 El Camino is a 94,432 square foot mixed-use project. The project includes 90 condo units, 6215 square feet of retail/office space within a four story building at grade and one level of underground parking. 185 on-site parking spaces are provided. The project also involves modifying the section of Cowgill Alley that connects Brittan Avenue (to the south) with Morse Boulevard (to the north) between El Camino Real and Laurel Street.

1285 Sutter Street,

13 story tower on a site bordered on three sides by Van Ness Avenue, Sutter and Hemlock Streets. Containing 108 condominium with 15,000 square feet of retail at grade level and underground parking, the tower is set back from Van Ness and steps down to a lower segment, following the slope of Sutter to the east. The developer is Bayrock Residential. |

1844 Market Street,

An eight story mixed-use building occupies an infill site on Market Street, adjacent to the LGBTCC. Ground floor retail space is provided along Market Street with 114 dwelling units above, facing onto both Market and Waller Streets and an interior courtyard. A fifth floor roof terrace offers recreation space with views of Downtown. Parking is provided in an underground garage. The developer is Bayrock Residential. |

Caltrain,

Legacy Development and SamTrans Transit Authority are working together to create 280 apartment
units and office/retail space adjacent the existing historic depot. Retail/office buildings flank the depot
building and surround a new pedestrian plaza at the terminus of San Carlos Avenue. The project is
currently in the schematic design phase. |

Montague Residences,

341 residential units with 13,300 square feet of retail with parking for 393 automobiles; and will be contained in four separate buildings that are 4 and 5 stories. The residential unit mix is comprised of 3bedroom, 2-bedroom, and 1-bedroom units, The project, located along the new Third Street light rail, will replace a former bottling plant in the light industrial area bringing much needed housing to S.F. The developer is Lennar Communities and Levin Menzies Associates LLC. |

A 100 unit redevelopment of a vacant industrial property dwelling. The Hannah loft building contains 58 2-story units over street level work units and parking within. Along Peralta Street and the internal private drive, 3-story Live/Work units, reflect the rhythmic stature of oIder industrial buildings. Helen Street is lined with 3 and 2-story townhouscs that tie the project in with the existing single family character of the adjacent neighborhood. The project is on an approximately two-thirds acre, level site to be cleared of existing structures and re-developed into a new, eight story project with approximately 126 dwelling units and 3 levels of associated parking. 201 Marshall is intended to provide needed housing to the bustling downtown of Redwood City. |

A renovation of an existing single story structure of approximately 2500 sf in area. The design goal is to reconfigure the existing leasing office to include one manager’s office, three leasing stations, a copy/key trak space, package center, maintenance office, and a staff break area. In addition, the feasibility of removing the fireplace wall in the fitness center will be explored as well as alternate guest parking arrangements. |

455 Evelyn Avenue,

455 West Evelyn Avenue, a transit-oriented project located on the current Minton's Lumber site, consists of 2 residential buildings with 214 dwelling units over a concrete podium. The residential units will surround two private landscaped courtyards with a public pedestrian paseo between the two buildings. The buildings will have a parking garage partially below grade that will provide 352 automobile parking spaces and 214 bicycle parking spaces. |
